How do I arrange a tour?

A tour takes about 30 minutes. We walk through the available units, the shared facilities, and the way the building runs day-to-day.

How quickly can I be operational?

Accepted Answer

Once the lease is signed and the deposit is in, a fully-fitted unit can be cooking within seven days. An empty-shell unit takes longer because you are bringing in your own equipment — the timing depends on your suppliers.

We help with the onboarding paperwork for the major delivery platforms in parallel, so you do not lose a fortnight to admin.

Question 3

What is included as standard?

Every unit includes the building services: gas, three-phase and single-phase electricity, extraction with fresh air intake and gas interlock, water and waste, fire detection, CCTV, and smart-lock entry.

You also share the walk-in fridge, the walk-in freezer, the ambient storage, and the loading bay. The all-inclusive support fee covers pest control, waste management, communal cleaning, and on-site management.

Is the building open 24/7?

Yes. The building runs 24 hours a day, every day, on smart-lock access. Caterers running 4am starts and delivery brands cooking through Friday and Saturday nights both rely on this.

On-site management is on the floor Monday to Friday during business hours.

How does loading and stock delivery work?

There is a dedicated loading bay for ingredient deliveries, equipment moves, and waste. Tenants share it on a first-come basis.

For delivery-platform driver pickups, the units configured for delivery have direct driver access — drivers do not pass through the kitchen.

How is rent structured?

Two fixed monthly figures: the rent for the unit, and an all-inclusive operational support fee. Both are quoted on the Product page where availability allows.

There are no percentage-of-revenue charges, no platform commissions taken at the door, and no surprise pass-throughs. Utilities are inside the support fee.

What deposit do you take?

Accepted Answer

A standard deposit equivalent to a small number of months’ rent, held against the lease. The exact figure depends on the unit and the term.

We confirm the deposit amount in the heads of terms before any paperwork is signed.

Question 8

Empty shell or fitted out — how does the equipment side work?

Accepted Answer

Two routes. Empty shell: you supply your own equipment, configured the way your kitchen already runs. Fitted: we supply the equipment package — prep tables, hobs, microwaves, oven, fridges, freezer — and the cost is spread over the term of the lease, not paid upfront.

Both routes include the fixed building services and the operational support fee. The choice is about cash flow and how specific your equipment needs are.

Do you help with delivery-platform onboarding?

Accepted Answer

Yes. We help new tenants onboard onto Deliveroo, Uber Eats, and Just Eat — the paperwork, the address verification, the menu setup, the photography requirements.

It is the part of opening that most often slips a month if a new operator is doing it for the first time. We have done it enough times to keep it on track.
